Job Description: Position: SuperintendentDivision: ToroLocation: 388 ApplewoodDate: May 2024Reports to: Maintenance ManagerJOB SUMMARYThe Building Superintendent to manage the day-to-day operations of both industrial and residential properties. The ideal candidate will be responsible for maintaining the overall functionality and appearance of the buildings, ensuring a safe and comfortable environment for all tenants and staff.DIRECT AND/OR INDIRECT REPORTSNoneMAJOR RESPONSIBILITIES/ACCOUNTABILITIESHealth and SafetyEnsures all safety policies, procedures and processes are in place and followed.
Ensure all building systems, including fire alarms and sprinklers, are functioning correctly and comply with local regulations.
Conduct regular safety inspections and address any potential hazards promptly.
Maintain records of maintenance activities and repairs for compliance and future referenceTechnical/FunctionGeneral Maintenance and Repairs:Perform routine inspections of the properties to identify maintenance needs.
Conduct minor plumbing repairs, such as fixing leaks, unclogging drains, and replacing fixtures.
Handle basic electrical repairs and maintenance, including replacing light bulbs and fixtures.
Perform minor carpentry tasks, such as assembling furniture, etc.Grounds and Exterior MaintenanceSalt public walk areas during winter to ensure the safety of tenants and visitors.
Hang signs as needed, including building signage, directional signs, and notification signs.
Maintain cleanliness and order of outdoor areas, including trash removal and landscaping tasks, as needed.Building Operations:Monitor and manage HVAC systems to ensure optimal performance and comfort for tenants.
Coordinate with external contractors for repairs and maintenance projects.
Maintain an inventory of supplies and equipment necessary for building maintenance and operations.
Pick up parts, hand-held equipment, and material, as needed.
Some travel required, as needed.
Other duties as assigned by management.Internal/External Customer ServiceCommunicates clearly and often with Property manager, contractors, Plant managers and supervisors, maintenance staff, and executives.EDUCATION AND QUALIFICATIONSHigh school diploma or equivalent; technical or trade school certification preferred.
Working with Heights Certification, preferred.
Forklift license, preferred.
Valid G driver’s license and access to a personal vehicle.EXPERIENCE3-5 years of experience in an industrial setting.
Proven experience as a Building Superintendent or in a similar role.
Basic knowledge of building systems, including HVAC, plumbing, and electrical.
Ability to perform minor plumbing, electrical, and carpentry repairs.SKILLSAbility to lift up to 50 pounds.
