Job Description: Job Description72825 Senior Property Manager (Commercial)The Opportunity:We are looking for an experienced Senior Property Manager to oversee a diverse portfolio of retail properties throughout Western Canada! The ideal candidate will possess a robust background in commercial property management including fostering tenant relationships, coordinating maintenance, and handling budgeting and management reporting.Job Responsibilities:

  • Oversee daily operations of commercial properties, ensuring that all aspects including maintenance, repairs, and capital improvement projects are managed effectively and efficiently.
  • Provide guidance to maintenance staff, contractors, and vendors, ensuring timely resolution of issues and requests.
  • Conduct regular site inspections to identify maintenance needs and safety issues.
  • Act as the primary liaison for tenants, promptly addressing their concerns, inquiries, and requests in a professional manner.
  • Foster strong relationships with tenants to promote satisfaction and loyalty, potentially leading to higher retention rates.
  • Collaborate with property accounting to generate detailed tenant lease summaries and prepare tenant notices and general correspondence.
  • Develop and manage property budgets, tracking expenses meticulously to meet financial targets. Collaborate with accounting to ensure accuracy and transparency in financial reporting.
  • Oversee the preparation of purchase orders and approve property invoices, ensuring that all financial transactions are recorded accurately.
  • Ensure accurate record-keeping for property and tenant files, preparing quarterly management reports and mid-year reforecast reports for all properties.
  • Manage property tax accounts and maintain documentation related to appeals and reporting obligations to municipalities, ensuring compliance with all applicable regulations.
  • Review tenant sales reports and provide insightful commentary to management, contributing to strategic planning and decision-making processes.
  • Ensure compliance with local regulations, building codes, and safety standards, proactively identifying and addressing any potential compliance issues.

Qualifications:

  • 5+ years of demonstrated experience in a Senior Property Manager role related to commercial/retail properties.
  • Related post-secondary education is preferred.
  • Comprehensive knowledge of property management principles, leasing practices, and landlord-tenant laws.
  • Strong organizational skills with the capability to prioritize tasks effectively in a fast-paced environment.
  • Excellent communication and interpersonal abilities, fostering strong relationships with tenants, vendors, and team members.
  • Proficient in property management software.
  • Valid Class 5 driver’s license; travel to sites is required.
