Job Description: The City of Edmonton is seeking a highly motivated and experienced Property Agent II to join our Property Transactions team. This role will be instrumental in supporting the City’s immediate and long-term real estate requirements, as well as contributing to the advancement of key Council priorities and initiatives. - Negotiating and reviewing complex real estate transactions for various City departments
- Coordinating and preparing legal documentation for leasing and potential property dispositions and acquisitions
- Reviewing lease documentation to identify key terms and potential risks
- Collaborating with Legal, client departments, and adhering to City Policies to protect corporate interests
- Evaluating and responding to offers, inquiries, and concerns related to property leasing, sales, or acquisitions
- Preparing written requirements for inclusion in agreements and reviewing them prior to approval
- Authorizing payments and ensuring due diligence with respect to trust and other conditions
Qualifications
- Bachelor’s Degree in Business, Economics, Urban Planning, Law, or a related field
- 5 years of progressively responsible experience in leasing and negotiations. Experience in complex environments, with diverse stakeholders, and a solid understanding of commercial real estate transactions and legal requirements is considered an asset
- AACI (Accredited Appraiser Canadian Institute), CPM (Certified Property Manager), RPA (Real Property Administrator) designation or equivalent
Skills required for success:
- Knowledge of the Municipal Government
- In-depth knowledge of property valuation, current real estate values, market trends, major civic and private development projects, mortgages, and leases
- Ability to successfully meet and negotiate with property owners or their representatives and deal with tenants, realtors, business and legal representatives, contractors, architects, committees, and the general public
- Ability to decipher appraisals and to negotiate with property owners or tenants for the lease of land or facilities
- Ability to interpret detailed technical reports related to all types of property and to prepare and monitor project budgets
- Good problem-solving and analytical skills
- Excellent communication skills to deal tactfully with property owners, tenants, realtors, civic staff, committees, and the business community
- Familiarity with current business software and Google Suite
- Ability to perform work with minimal supervision
- Ability to exercise sound independent judgment and handle a complex workload with changing priorities
Work Environment:
- Note: This position may be eligible for a hybrid work arrangement with the flexibility to work from both home and the worksite as per the Letter of Understanding between the City of Edmonton and Civic Service Union 52
- The weekly hours of work for this position are currently under review and may change at a future time. Any changes will be made in accordance with the City of Edmonton/Civic Service Union 52 collective agreement and the incumbent will be notified in advance
