Job Description: Job Title Director, LeasingJob Description SummaryJob DescriptionTitle:Director, LeasingReporting to the Senior Vice President, Retail Leasing, this role will carry out the daily activities of theAsset Services Retail Leasing Team in accordance with organizational policies and standards. Theindividual will be responsible for retail leasing functions, for a portfolio of retail properties, which mayinclude: develop and maintain business relationship with commercial real estate brokers, prospecting forsuitable tenants in line with a retail leasing strategy to be developed for each property, property levelbudgeting and tracking, negotiating lease transactions and agreements, ongoing research and reportingon market activities, and internal reporting as required. He or she will rely on experience and judgment toplan and accomplish goals and performs a variety of complicated tasks with a wide degree of creativity.Responsibilities:The Director, Leasing will be responsible for performing the following duties:Develop and manage leasing strategy for Portfolio projects with the responsibly for finalizingdeals in a timely manner;Develop and manage leasing budgets and leasing targets for specific projects;Monitor all existing tenants and take proactive measures to renew where appropriate;Manage portfolio reviews with respect to new tenants, renewals, bankruptcies;Identify and pursue new tenancies for specific projects, adopting a sales-oriented approach topresentations and tours, utilizing and developing leasing tools and research as needed;Develop and maintain business relationship with commercial real estate brokers, retailers andclients;Prepare, negotiate and document lease proposals, offer to lease;Liaise with the Legal Department to ensure accuracy of documentation;Identify and expand service opportunities with new and existing clientsEnsure compliance and full utilization of C&W tools and resourcesParticipate in monthly calls to share best practices and produce leads for institutional clients inmultipleMarketsResearch and report on leasing activity in marketLiaise with the construction, architectural, property management departments to obtain pricing,and ensure timelines are met;Understand and observe compliance with management agreements, review and approveexpenditures, which exceed the authority level established for project and property managerOngoing knowledge of and visits to other properties to ensure a strong understanding of variousmarkets and locations;Prepare and revise leasing plans for specific assets where required;Administer special projects assigned by the Senior Vice President, Retail LeasingProvide input and direction on new acquisitions with respect to feasibility and market conditionsas it relates to leasing;Full management/on boarding of junior leasing personnelQualifications:The following are the minimum requirements to be considered for this role:Must be a registered RECO salesperson/broker in good standing;Minimum of 5 years of practical experience in retail leasing (enclosed malls, strip centres andlarge format) with extensive tenant and industry contacts;Proven leadership skills and strategic thinking with respect to merchandising, redevelopmentsand/or property re-sets;A Bachelor’s Degree in Business or other related degree;Strong presentation skills for interaction with prospective tenants and clientsDemonstrated financial acumen including variance analysisExceptional negotiating skills accompanied by strong oral and written communication skills, withthe ability to effectively communicate with the organization and to prospective tenants andclients;Extremely high sense of urgency tied to internal and external customer service focus with provenability to employ a high level of time management skills focused on prioritization and delegationBe a driven and highly-motivated individual with a proven high deal count while achieving qualitytransactions that enhance profile of property;Proficient computer and software skills ;Strong Customer Service orientation;Interpersonal skills, able to work well with others in a team environment;Must be able to provide clear criminal check.This job operates in a professional office environment. Regularly required to travel between properties Mustbe able to travel outside of employee’s geographic location.Note: This job description includes the core responsibilities for C&W.
