Title of the Job: Development Manager

Location: Vancouver, BC

Job Description: We are seeking candidates with extensive full-cycle development experience who thrive in collaborative environments and enjoy working closely with construction teams (CM firms). The ideal candidate will have a strong understanding of the land acquisition and design process and be comfortable navigating all phases of development.
Role & Responsibilities:

• Full-Cycle Development Management: Lead the entire development process, from land acquisition through design, permitting, construction, and project closeout, including the final handover.
• Design & Constructability Reviews: Collaborate with the VP of Development to identify constructability and design issues early in the project to reduce delays and mitigate cost risks.
• Contract Negotiation: Negotiate and manage contracts with external consultants to ensure project success.
• Construction Collaboration: Build strong relationships with the Construction Management firm, participate in the construction process, conduct site visits, and provide project updates to owners.
• Investment & Acquisition: Identify areas of interest for future company development, including potential land acquisitions and investment opportunities.
• Budget & Schedule Management: Review, monitor, and update project budgets and schedules regularly throughout all phases to ensure alignment with project goals.
• Additional Duties: Perform other tasks as required to support the successful completion of projects.

Education & Experience:

• Degree in Construction Management, Architecture, or a related field.
• Minimum of 5 years of experience in real estate development, with hands-on exposure to all phases of the development process.
• Ability to interpret architectural drawings and understand construction processes.
• Preferred experience in high-rise or mixed-use developments, particularly in Metro Vancouver, with a focus on office and residential towers.
• Strong communication skills with the ability to manage diverse stakeholders.
• Initiative and a willingness to take on added responsibilities, with opportunities for growth and reward.
• In-depth understanding of municipal planning laws, building codes, and permitting processes.

Salary Range: $120,000 to $140,000
