Job Description: Our client, a private SME general contractor and construction management company based in Montreal, is seeking a Construction Estimator.Position summary:
The candidate will respond to internal and external bid requests and cost estimates, review estimates and proposals prepared by the company’s experts, project managers, and construction directors.
The candidate will also be responsible for drafting a reference manual of unit prices to be used as a guide.
The selected candidate’s role will focus on project management during the bidding phases. They will be responsible for bid management, from receipt to compilation, approval, and publication, as well as during negotiation phases.
The chosen individual will typically work in an office setting, collaborating with business development managers, operations staff, and reporting to the Operations Director.Responsibilities:
- Work on multiple projects simultaneously.
- Manage budget and construction planning prior to leasing.
- Optimize the estimation and bidding processes.
- Set up and maintain a unit price register based on internal bid results and input from subcontracting resources.
- Manage and develop new subcontracting resources.
- Conduct bids with subcontractors, suppliers, and local professional groups.
- Create and maintain a unit price database based on ongoing estimates and feedback from subcontractors.
- Establish contacts with clients to identify their needs and represent the company positively during interactions.
- Review all project documents to ensure compliance with the budget, company/client standards, and constructability.
- Value engineering: Identify alternative construction methods and materials to reduce costs and scheduling impact without compromising the scope and performance of the facility.
- Develop a project-specific strategy to maximize client value through detailed bidder instructions and bid forms.
- Perform accurate and comprehensive takeoffs.
- Lead pre-bid and bid meetings.
- Select potential subcontractors and suppliers.
- Estimate projects and analyze subcontractor bids.
- Create an initial project work schedule.
- Collaborate with project managers during the transition from pricing to contracts.
- Lead the estimation department.
- Conduct bid and scope review meetings.
Qualifications:
The successful candidate must demonstrate the following qualities and strengths:
Experience/Education:
- 5+ years of estimation experience in the commercial construction sector.
- A degree or diploma in engineering, quantity surveying, or construction management is preferred.
- Experience in estimation, planning, cost control, and contract management for construction projects ranging from CAD 1.0 million to CAD 10.0 million is desired.
- Experience with various contract systems such as general contracting, design-build, and • construction management is desirable.
- A broad network of subcontractors in the Greater Montreal area.
- Experience in specialized healthcare and data center projects is considered an asset.
Skills:
- Strong knowledge of contractual agreements and risk assessment.
- Excellent interpersonal skills and the ability to work under pressure in a collaborative environment.
- Good knowledge of B2B interior construction markets.
- Familiarity with standard project management and estimation software (Word, Excel, MS Project, etc.).
- Excellent written and verbal communication skills.
- High level of motivation.
- Availability for extended work hours, if required.
- Willingness to learn and accept direction.
- Knowledge of applicable CCQ and CNESST regulations.
