Job Description: Duties and Responsibilities:
- Ensure work in customer spaces minimally disrupts service.
- Monitor, maintain, and repair Mechanical, Plumbing, Structural, Architectural, Fire/Life Safety, and Control systems to applicable standards.
- Manage facility services, including preventative maintenance, purchasing, inventory control, contracted maintenance, and general technical upkeep.
- Respond to Help Desk Service events and emergency calls promptly.
- Maintain adequate operating inventory of tools and supplies; develop sources for stock materials.
- Record and adjust readings as needed to ensure equipment operates properly.
- Maintain equipment by cleaning, inspecting, calibrating, and replacing parts to optimize ECLRT systems’ performance.
- Adhere to safety policies and legislation for safe storage, usage, and disposal of hazardous materials; maintain a clean, safe workplace.
- Utilize clients’ Computerized Maintenance Management System (CMMS) for customer service requests and issue resolution.
- Prepare and submit purchase order requests as necessary.
- Verify accuracy of deliveries for count and pricing.
- Conduct periodic checks of tool and instrument inventory.
- Monitor quality and pricing of maintenance work performed by external contractors.
- Stay current with latest technologies.
- Serve as Team Lead when required.
- Perform additional duties as assigned.
Skills, Knowledge and Experience:
- Certification of Qualification and/or license in related trades (e.g., Mechanical HVAC Mechanic, Plumber, Electrical Fire Suppression, Building Operator).
- Minimum of 10 years or more experience in a similar role.
- Comprehensive knowledge of maintenance and management procedures applicable to preventative maintenance and repair of building facilities.
- Comprehensive understanding of the Occupational Health and Safety Act, Ministry of Environment Regulations, Ontario Building Code, and Ontario Fire Code.
- Strong judgment, problem-solving, analytical, and interpersonal skills with excellent verbal and written communication abilities.
- Ability to analyze system operations, identify problems or malfunctions, and implement corrective actions as necessary.
- Working knowledge of computer applications, including Word and Excel, is advantageous.
- Familiarity with CMMS (Computerized Maintenance Management System) software is beneficial.
Consequences of Error:
- Errors may lead to schedule delays, service disruptions, material wastage, equipment damage, increased costs, and safety impacts.
- Significant errors could result in serious injury to CTSM employees and customers, as well as financial losses for CTSM.
- This position is designated as Safety-Sensitive under CTSM’s Fitness for Duty Policy, which may involve Drug and Alcohol testing based on reasonable grounds or post-incident situations where impairment is linked to Safety-Sensitive job tasks.
Physical Demands/Working Conditions:
- Significant travel time to various work sites.
- Moderate physical effort involved in carrying equipment and performing tasks; occasional lifting of heavier equipment.
- Work may involve outdoor tasks and exposure to inclement weather.
- Regular activities include walking, standing, climbing, working in tunnels, small or elevated spaces, etc.
- Exposure to track-level and construction hazards, as well as environmental elements like dirt.
The incumbent MUST be able to work rotating shifts.Reporting Relationships (Direct/Indirect):
- Reports directly to the Senior Supervisor Engineering and Facilities Operations.
Supervisory Responsibility:
- This position does not have direct reports.
