Job Description: What you’ll doReporting to the Supervisor, Property Accounting, you will work closely with Real Estate Financial Planning and Analysis, Property Management (Operations), Construction/Development teams, and Lease Administration to provide timely & accurate management reporting and analytical support for the REIT. You will also be involved in an ERP implementation project, property management internalization, continual process improvements and will support business initiatives as they evolve.CT Real Estate Investment Trust (CT REIT) is an unincorporated, closed-end real estate investment trust formed to own income-producing commercial properties located primarily in Canada. The publicly traded organization is comprised of a relatively small team of real estate, legal and financial professionals. Its portfolio is comprised of over 370 properties totaling approximately 29 million square feet of GLA, consisting primarily of net lease single-tenant retail properties located across Canada. Canadian Tire Corporation, Limited is CT REIT’s most significant tenant.Ensure all monthly financial and management reporting required is accurate and delivered on a timely basis including preparation of detailed variance analysis of property NOIEnsure all accounting records related to all properties are kept up to date within CT REIT accounting policiesMaintain and update monthly and annual general ledger account reconciliation working papers and follow-up to ensure items are cleared according to guidelines, procedures, and deadlinesPrepare, review and approve monthly, quarterly and annual journal entries and ensure a strong control environmentCoordinate with Lease Administration to ensure all lease setups and rent escalations are accurately reflected in the accounting systemUpdate recovery setup for tenants in accordance with their leases and maintain straight line rentTimely and accurate completion of CAM and tax tenant billing adjustments; working with Property Management (Operations) for preparation of tenant pre-bill notices and chargeback billingsAssist in internal and external audit requirements by providing working papers and ensure compliance to enterprise processes and policiesPreparation and consolidation of property budgets and forecasts including calculating key accounting budget items and reviewing to ensure property accounting budgets are reasonableAssist or take leadership role where necessary on any special projects or transactions during the yearWhat you bringUniversity degree in Accounting or a business related disciplineMinimum 2 years of accounting experience requiredExperience with property or REIT accounting is greatly preferredAccounting designation (CPA) or designation in progress/pursuing designationWorking knowledge of Yardi is considered an assetExcellent interpersonal and communication skills (both written and verbal)Strong analytical, decision making, and problem-solving skillsAbility to deliver excellent customer service with internal and external stakeholdersAdvanced working knowledge of Microsoft Excel and general ledger accounting systemsHybridWe value flexibility.
